The effect on investment returns of buying and selling Properties in and out of a Portfolio can easily and quickly be seen in Analyst.

All Reports and Charts will show these effects instantaneously.

 

In the first example below we will move the Sale Date out along the timeline and look at the effect this has on the investment.

We could have also changed the Exit Valuation Method and Yields or even entered a Sale Price manually.

 

Below is the position before we made our change.

This is the effect of our change to the Sale Date. Note the changes to the investment Analysis, which can be seen immediately.

If we now look at acquiring a Property into the Portfolio:

We are going to use the Merge technique as previously described in Merging Properties to look at the effect of acquiring a Property.

The DCF now displays the acquired property on the timeline, with the resultant changes to the analysis numbers.
