Capitalisation Rates that relate to or are applicable to groups of Units within a Property, e.g. Offices, Basement Storage etc are best set up at Property level and then these can be attached to each Unit by selecting the particular Profile from the drop down list. If a particular Unit is to be valued using a Profile specific to that Unit then, the Rates should be set up as Local at the Unit level. The set up procedure is described below and the transfer of Capitalisation Rate Profiles to Portfolio is also described.
Creating Capitalisation Profiles for the Portfolio of Properties can be done in two ways. The first is to "promote" the Property Specific Profile to the Portfolio as shown below.
The other way of setting the Profile up at Portfolio level is to input a rate profile directly at Portfolio level as shown below.
To apply the Capitalisation Rate Profile to each Unit, select the Profile drop down menu and select the Rate Name.
