Setting up Finance in Analyst is the same for Portfolio as for Property. The example shown below is for a Property but the inputs will be the same and the appearance in the DCF will also be similar for a Portfolio.
Loans can be Amortised or Interest Only, the Amount of the loan can be input as an absolute value or expressed as a percentage of the Purchase Price. Similarly the Amortised amount can be input as a value or a percentage of the loan. Compounding can be either Monthly, Quarterly or Annually.
The DCF will display the calculations as shown below.
